Post construction
It is our common practice to include two months of Post Construction services following Substantial Performance. In condominium projects, this extended timeline allows the Tarion 30 Day Reports to conclude.
Substantial Performance and Post Construction Service activities include:
- Complete all deficiencies prior to Occupancy.
- Coordinate Occupancy with the authorities having jurisdiction.
- Arrange for Phased Occupancy if required.
- Provide technical instruction and operations training to the property management team.
- Provide and enforce all warranties.
- Maintain a close relationship with the Owner’s operating staff to ensure a smooth and proper takeover of the new building.
- Conclude Tarion PDI’s and 30-day homeowner reports.
Seniors Housing Development Services
Our Development services provide a complete turnkey solution, including:
- Land acquisition and development feasibility studies
- Oversee the development approval process in collaboration with the project team
- Collaborate with the design team to ensure the development meets the developer’s expectations throughout the design and planning stage
- Full development approval services and support for both the rezoning process and site plan application
- Full liaison with local municipalities, utilities and other governing bodies of jurisdiction
- Full collaboration with legal team to manage all development agreements including Section 37
- Manage post approval process to secure development compliance and release of securities
